Our first meeting is to discuss your goals, timelines, and specific scenario. We will also talk about the type of home you are looking for, styles you like, and your preferred locations. Together, we will come up with a plan to reach your goals. We will update you on current market conditions, possibilities, and offer suggestions.
Unless you are able to pay cash, you will need financing to purchase a home. With so much that changed in the financing industry over the years, getting a loan can be more confusing than ever. Fortunately for you, we only work with the best, pre-screened lenders and can refer you our top picks based on your needs or for a particular loan product. Our lenders can walk you through the entire loan process and answer any questions you might have.
The fun part! We will find you listings based on your desires through the MLS and off-market channels like Top Agent Network. We will schedule a tour of homes you like and provide insights, things to look for, and potential issues.
The disclosure review process includes seller disclosures and inspection reports. We will review these with you and discuss the importance and potential costs of each issue and prioritize potential repairs.
To prepare an offer, we will review recent sales, discuss the condition of the home, and evaluate the level of interest on the home. With the combined information, we will discuss a price, terms, and conditions that you are comfortable with and that will make your offer competitive.
You and the seller have agreed to the price and terms. The home is effectively held for you until closing.
Perform due diligence, order the appraisal, conduct an inspection, and review terms with the lender.
Preparing for Closing
You will be finalizing your loan, reviewing documents, and discussing the findings from the inspection. Your agent will be managing this entire process for you.
This is the transfer of the funds and ownership. A title company or an attorney typically acts as an independent third party to facilitate the closing.
