Our clients were going to move out of state but unlike a lot of the sellers in the area, they were not planning to move out of their home during the actual sale. It is not necessarily a bad thing because our clients have impeccable taste and their furniture is better than what you would find in a lot of staged homes. We did still make some recommendations for improving the home and paint a clearer picture to prospective buyers what an amazing home this is.

We initially tested the market with select private showings and was actually able to procure an all cash offer of $1,150,000. Much less than the $1,200,000 our clients were hoping for. So we set our improvement plan into motion. Changing the exterior color of the home to something more on trend. While on the darker side, it really made the home stand out in the neighborhood. Removing the driveway gate allowed prospective buyers to easily see how they could park their car in the driveway or in the garage. Power washing the retaining wall brought some warmth to the new darker paint color. The kitchen was fully functional but over time, the cabinets looked dingy and the blue tile countertops was not making people fall in love. A fresh coat of paint on the cabinets and white quartz brightened the entire kitchen up. The gray backsplash brought some of the colors outside in and provided much needed contrast. We left the vintage stove to pay homage to the home.

We had the home and windows cleaned and our clients took an extended trip in wine country so that other agents could easily show their home. And show the home they did! Weekends were completely booked from morning until the evening. On offer day, we received 12 great offers, with more than half over the pre-market offer we received. With some negotiation, our clients were able to sell their home for $1,380,000! $180,000 MORE than they had originally anticipated!
