Our clients, JB+BB, came to us in early May(?) as a referral from previous clients. They had heard about our outstanding ability to pre-market properties, make efficient and effective upgrades, and negotiate competitively within any market-condition all while working within our client’s needs and timeline. That being said JB+BB’s family was growing, and they had a very specific timeline in mind. They wanted to strategically tandem the sale of their current home with purchasing a new home in late September.
After meeting with them in May, we got right to work. We discussed a pre-market plan, potential improvements, and an on market plan for their property. Conveniently, they were going away for a week, so we decided to test the market by setting up off-market showings. Despite heavily advertising their property on MLS Coming Soon, Compass Private Exclusive, Email Campaigns, Ads, and Top Agent Network the interest was low. So, we set our improvement plan into motion. JB+BB moved out in early August and we hit the ground running. We painted the exterior of their home, upgraded the countertops, backsplash, and flooring in the kitchen, refinished the hardwood floors throughout their home, and made some small but impactful updates throughout the other rooms. The home was completely transformed in under three weeks for around $30,000.
The home was ready for the market by the first week in September, but with Labor day in the middle of that, we decided to hold off on going active and allow pre-market showings. We received an offer that our clients could not refuse! We ended up selling the home for more than they had originally anticipated and $121,000 OVER asking!
